Leasing contracts are not for everyone. Since the successful conclusion of the agreement and sale requires financing through a traditional route, individuals whose circumstances do not permit them to obtain a mortgage should abstain from any fixed-account contract. As a general rule, the seller wants the tenant to give a non-refundable payment in advance to “buy” the option to buy the property later. This payment is called an “option” and can be any amount. It “locks” the tenant`s purchase option, even if the landlord has a change in attitude afterwards. As is the case in the lease, the option fees and accumulated rental credit are not refundable if the tenant/buyer decides at the end of the tenancy agreement. The tenant/buyer is exempt from the responsibility of the sale and the owner/seller is responsible for finding new tenants. A rental agreement is the heart of property rental to property. It combines elements of a traditional rental agreement with an exclusive right over the option of first refusal for the subsequent purchase on the house.  It is a shortened name for lease with Option to Purchase Contract.
As a general rule, this type of agreement provides for so-called “cross-refer” provisions to ensure that a violation of one agreement results in an automatic violation of the other. Since the tenant buyer has contracted to purchase the property as part of a rental purchase, the rental agreement often provides that the tenant-buyer for maintenance is repairs and repairs that are typically required by the owner. In a standard lease-sale agreement, both parties agree on a rental period during which the rent is paid and conditions of sale at the end of the rental period, including the sale price. Often, the contract is divided into two parts, one being the duration of the credit and the other a sales contract. The rental agreement explains what responsibility the tenant/buyer and lessor/seller assumes during the lease. This contract also includes the option fee and how much the monthly payment is credited on the down payment for the purchase of the house at the end of the lease. The money option generally does not apply to the down payment, but a portion of the monthly rent payment may apply to the purchase price. No one else can purchase the property during the rental option period and, in this case, the buyer generally cannot give up the rental option without the seller`s consent. If the buyer does not exercise the rental option and buys the property at the end of the life, the option expires.
